| Making a Building Notice Application |
| |
| This is an alternative to the Full
Plans procedure, Building Notice allows for building work to be
executed without the submission of detailed plans. It is generally
used when the type of building work is straight forward, and the
persons responsible for the execution are conversant with the requirements
of the regulations. The work will be inspected as it proceeds, but
you will not receive any official decision notice confirming that
the proposals have been passed. As part of the procedure a Building
Control Surveyor may request further information to assist with
the on-site assessment. This may include such items as structural
design calculations, construction details, specification of materials
etc. |

| Disadvantages of Building Notice Application |
|
you don't have an approved plan to work to. Although our surveyor
will try to prepare for possible problems, if the work does not
meet the regulations, there may be a delay while the work is corrected.
Building estimates may not be accurate because full information
about the design is not available

| The application should be deposited
with the Building Control Department of your local Council.
This should include: |
|

| Stage Two - Commencement of Work & Site
Inspections |
| Site inspections are carried out
in the same manner as the Full Plans Route. The site inspections
are essential as no plans are submitted under the Building Notice.
The initial inspection is particularly important, as the Building
Control Surveyor will be able to advise of potential problems. The
onus is on the applicant to notify the Building Control Department
and request inspections. |
| |
| Stage Three - Completion |
| Under the Building Notice route plans
are not approved nor is an Approval Certificate issued. However,
provided the works are carried out to the satisfaction of the Building
Control department, a Completion Certificate will be issued confirming
that the work complies with the Building Regulations. |
