| The Building Regulations allow some works to
be done without an application being required. In most instances
it is advisable to contact your local Building Control Department
to verify whether or not the work to be undertaken is in fact exempt. |

| Full details of buildings which are
exempt are given in Schedule I of the Building Regulations. The
following domestic extensions, subject to a maximum floor area of
30 square metres, are exempt from Building Regulation control and
may be constructed without making an application. Note that Planning
Permission may still be required and advice should be sought from
Development Control |

Detached Garages – these must be sited at least
1m from any boundary or be constructed substantially of non-combustible
material. |

Conservatories – these must be separated from
the dwelling by a door, have at least three quarters of the
area of the roof and half the area of the walls made of light
transmitting material and should incorporate safety glazing
where appropriate. The floor space should be less than 30sqm. |
